KINGSTON, Jamaica – Victoria Mutual Wealth Management is looking to reclaim its top spot at the end of the year, as the manager of the number one performing real estate unit trust portfolio in Jamaica, with the portfolio having recorded an impressive 5.8 per cent six-month growth rate as at June.
The VM Wealth Classic Property Portfolio has been a leader in the real estate industry portfolio in recent years, recording the highest growth rate in 2018 and 2019, and second highest in 2020. In 2018, it returned 6.95 per cent; 14.30 per cent in 2019; and 7.42 per cent in 2020.
Davie Martin, Manager, Asset Management, VM Wealth, said the Portfolio continued to benefit from investment in prime real estate, as well as VM Wealth’s strategic focus on well-placed real estate equity holdings, while being buffered during the pandemic by the security of its high value tenants.
“We were also able to leverage the conditions of the market, having had significant levels of liquidity and by ensuring that we would not have been impacted by the pandemic’s effect on property prices,” he said.
Martin added that this six-month growth rate is an indicator of continued strong performance throughout the remainder of 2021.
“We believe that the first half of the year is indicative of how well the portfolio will continue to perform based on how we are positioned. We have a number of strong deals in the pipeline, with planned property acquisitions which will continue to boost its performance.”
Martin further noted that the property portfolio, which requires a minimum investment of $50,000, is an opportunity for ordinary Jamaicans to have a stake in the burgeoning real estate market.
“We want Jamaicans at all levels to be able to participate in the sector, to have their share of the profits that are being generated in this industry. Through this portfolio, they have access to properties and a stake in investments that they would not otherwise have,” he said.
The VM Wealth Classic Property Portfolio is a Jamaican dollar denominated portfolio invested in marque commercial properties in Kingston and Montego Bay, as well as well managed real estate trust vehicles listed on the Jamaica Stock Exchange. It aims to strategically invest in the various segments of the real estate market to maximise rental income and capital appreciation over the medium to long term.
Launched in 2016, the portfolio now manages real estate assets valued at over $7 billion.
